Refinancing loans in Germany: when to review debt consolidation

Compare remaining balances, settlement costs, effective interest, the new term and total repayment before combining loans in Germany.

Debt consolidation, or Umschuldung, replaces one or more existing commitments with a new loan. It may make payments easier to manage, but a lower monthly instalment is not enough to prove that the new arrangement is cheaper or more suitable.

Gather the five figures that matter

For every existing loan, record the remaining balance, current effective annual interest rate, monthly payment, remaining term and any cost of early settlement. Then add the proposed new loan's effective rate, term, fees and total repayment.

Comparing only nominal interest can be misleading. The effective annual rate is designed to reflect relevant borrowing costs, while the total repayment shows what the new structure may cost over its full term.

Why the monthly payment can fall

A new loan can reduce the monthly payment because the interest rate is lower, because the term is longer, or both. Extending the term may create more room in the household budget but increase the amount paid overall. That trade-off should be explicit before signing.

When should you pause?

Take extra care if the new loan includes additional borrowing that was not part of the original plan, if the repayment only works with overtime or bonuses, or if the household has no reserve for irregular costs. Repeated refinancing without a stable budget can postpone the underlying problem.

A simple review process

  1. Request current settlement figures for all loans you want to replace.
  2. Prepare proof of income and a realistic household budget.
  3. Compare monthly payment and total repayment under the same assumptions.
  4. Check whether payment-protection insurance or other extras are optional.
  5. Wait for a binding lender decision before treating the refinancing as complete.

Approval and interest rates depend on the lender's assessment. No intermediary can guarantee a particular outcome.
